The villa is situated on a hill 300 meters above sea level with a spectacular view that stretches 360 °.

Right by the sea, the promontory of Argentario, the Natural Park of Maremma, the Monteti reserve and the ancient town of Capalbio, in the region of Tuscany.


The Estate consists of two main buildings, an old one (built in the early 1900) and a new one connected by a corridor. In the old building you will find the living room with a large fireplace, one bedroom with 2 single beds, a double bedroom and a bathroom. On the first floor there is the master bedroom with a king-size bed, a large bathtub (for two people) behind the bed and an unsuited bathroom, a room with two single beds, a room with 3 single beds, and a bathroom.

Every room is equipped with hardwood floors, ceilings with wooden beams and windows with a beautiful view. A Bang & Olufsen stereo pipes music into the master bedroom, the living room and the dining room. There are four satellite TVs with DVD player and wifi.
In the new building there is a spacious open air kitchen with a long table for meal, another living room and a porch. From this porch you will enjoy spectacular views over the landscape, including beautiful red sunsets. In the basement you’ll find a service room with a queen size bed, a bathroom, the laundry, the storeroom, a bathroom with a hammam shower and a cinema with 9 armchairs.
The Estate sits on a 19 hectares of landscaped land with olive trees (three hectares!), a garden of lavender, roses and rosemary, two vegetable gardens, a chicken coop and geese (that produce fresh eggs every day), a goat, and a field for horseback riding.

The property lies 3 km from the medieval village of Capalbio, classified by the Touring Club as one of the five most beautiful coastal towns in Italy. Capalbio is noteworthy for its sea, its rich historical and cultural heritage, and of course, its food. The Estate is located 8 km from the beaches and half an hour away from the Monte Argentario peninsula, just north of the jet-set holiday resorts of Porto Santo Stefano and Porto Ercole where you can rent a motorboat, or you can take the ferry to the charming island of Giannutri or Giglio just off the coast, where you can swim on pristine beaches, have a delicious lunch, and stroll more historic streets of this Castle-Fort Island.

Monte Argentario offers you miles of sandy beaches where you may swim, dive and wind surf. There are two golf courses in the area: Argentario Resort Golf & SPA, a 18 hole and the Punta Ala Golf Course, a18 hole. Less than 10 minutes away is the famous “Tarot Garden” – a fascinating sculpture garden by Niki De Saint Phalle.

You are not far from the medieval villages of Pitigliano, Sovana and Sorano and the hot springs at Saturnia with the famous sulphurous waters and the elegant spa with its beauty treatments.

A trip through what was known as Etruria is one of the most interesting archaeological excursions in Italy. Tarquinia, Tuscania and Vulci, 40 minutes away from the Estate, boast worldwide famous archaeological excavations!

The property is surrounded by a forest that stretches for hectares. Here you will find foot paths throughout as well as horseback riding trails and trails for motocross and quad motorbikes (ATV). You will be awed by the beauty of the famous Maquis shrubland (macchia mediterranea) and may encounter some of its native fauna, such as wild boar, mouflon, badgers, deer, hares and porcupines.

The rental price includes one full time staff member for house cleaning and cooking, as well as a gardener during the mornings. Also included is a Land Rover, a KTM motorbike and three quads.
